Property Line Adjustments are Boundary Surveys of boundaries that need to be adjusted for various reasons. State Law requires that a Parcel Plat or a Record of Survey be prepared showing the existing boundaries of two or more properties and ties to existing survey control points. The Plat also shows the location of the new property corners and the new property lines that they create. Lake Havasu City requires that a Parcel Plat be recorded in order to obtain a building permit. If a building permit is not needed, Arizona State Law requires that a Record of Survey be recorded with the County Recorder. Once a property line has been adjusted, the old legal description ie. "Lot 1, Block 1, Tract 111, Lake Havasu City, AZ.", is no longer valid. The new legal description would be something like, "Parcel 1A as shown on Page 1 of Parcel Plats, Book 1, Records of Mohave County, Az.". Your deed and title insurance needs to be amended to reflect the new legal description. If you don't, and you sell the property using the old deed's legal description, the changes won't be transferred. Revised: April 30, 2006 |
